What does a conveyancer do in a property transaction?

Whether you are buying or selling a property, the conveyancing process ensures that the legal transfer of ownership is completed correctly and efficiently.

Here are some of the key steps involved:

  • Pre-contract stage

The legal documentation is prepared and reviewed. This includes investigating title, reviewing the contract pack and raising / answering enquiries where required.

  • Property searches and enquiries

Searches with the local authority and other relevant organisations help identify matters that may affect the property, such as planning restrictions, drainage connections or environmental considerations.

  • Exchange of contracts

Once all checks have been completed and both parties are satisfied, contracts are exchanged and the agreement becomes legally binding.

  • Completion

Completion is when the purchase funds are transferred and the legal ownership of the property changes hands.

  • Registration

Following completion, the new ownership and any mortgage are registered with HM Land Registry.
