Speaking to a new client who requests a sale quote
They say let’s instruct Diane Rowlands she definitely gets our vote

We will complete all the instruction forms and send Diane our deeds.
Hopefully these will be able to satisfy the buyer’s solicitor needs.

Owen Kenny will send to the buyer’s solicitors a draft contract pack
Then the solicitors will look at all the documents and send enquiries back

Diane will deal with all the legal questions and send to us the rest.
We will have to answer them honestly and in good faith, we can only do our best

Then Diane will send the replies to the solicitors for the buyer
Let’s hope they don’t ask for anything else and that this will be all that they require

We hope that all will go smoothly and there won’t be any delay
A quick exchange and completion that’s what all the agents say

So once our buyer’s solicitors have results of searches and a mortgage offer
Then an exchange of contracts is hopefully what they will proffer.

Once exchange has taken place we will have a contractual moving date.
Let’s hope completion is not delayed and we won’t have to charge interest at the contract rate

We can finally book the removal van and pack up everything by twelve o’clock
And, last but not least on the day of completion, hand to our agents a key to every lock
